Addition & Dog Run

This is the site plan for the house, the blue area on the upper right corner is the new addition, not very large but will end up adding about 160 square feet to the house.

The weather hasn't been cooperating but at least I could get the weeds knocked down and the area cleared out so Ryan could deliver his equipment.

Some progress, the beginning of a hole for the footings and slab.

I had to remove an old valve box and feed through the foundation wall for the now abandoned sprinkler system in the back yard, it was right in the way.

The contractors cut and started to remove the siding but the ground is still too wet to start forming up the footers and slab.

They got a bunch more work done today and are planning to get the footings and slab poured by the end of next week, then framing can start!

Unfortunately the window we were hoping to reuse won't fit in the new wall but Ryan found this one at the building supply store, it was a mis-order of some sort, either the wrong size or the customer just didn't like it. That means they just wanted it out of the way, $700 marked down to $75 for the good customer that he is, SOLD!!!.

Rebar and insulation went in today, inspection tomorrow and concrete the day after that, it even looks like the weather might hold.

Inspection passed and steel mesh was added and tied the rebar.

The pump and concrete showed up just as they were finishing up some details on the forms.

Forms for a landing outside the door were added, which is required by code.

They pumped the concrete into the bottom of the forms to fill the footers first, then after that they poured the top of the slab itself.

Bolts were added to secure the wall sills and the surface was screened off nice and smooth.

The forms came off the next day and they got the sill pressure treated sill plate installed.

They were starting up the compressor when I left for work in the morning and this is what I found when I got home, starting to look like an addition!

It looks quite large from the back but kinda small from the front, the roof will change the look a lot.

Now it looks huge, the roof makes all the difference, next will be the rest of the sheeting, windows and sky lights.

From this angle it still seems small, which means it won't look obnoxious from the street.

Today they got the sheeting mostly finished and the rough openings for the windows, doors and sky lights cut in. Soon we'll see a roof then windows, doors, siding and trim!

Sheeting finished, tar paper down, footing drains installed, gutter drains tied into existing system and foundation backfilled. The window is installed temporarily to keep it safe, roof and siding next!

The window is installed permanently now and the siding is done on the south side. I did all the caulking on that side today and will be painting it over the weekend, hopefully they'll have the rest done as well.

The roofers finished the front facing side today but it was 95 degrees so I'm sure hey decided to hold off on the back side until it's a bit cooler, hopefully tomorrow.

Chris finished the siding late on Friday and a few hours later Tom was finishing up the roof and mounting the skylights, I got an early start on the eves/overhangs and got them primed by dark.

I finished up the caulking last night and just had a few spots to touch up this morning before we started painting.

By the end of the day we had the north and south walls and overhangs finished, we tried to dodge the sun all day but it got us a little.

We have about half of the west wall to finish plus the west overhang.

It's exciting to see it painted, now it really feels like part of the house.

The overhangs are a huge amount of work that nobody will ever see, they were bare wood and needed to be primed and painted.

After a long delay from the fire the windows and trim were installed.

We couldn't be happier with how they look, exactly how we had hoped.

They even got the round trim over the window a perfect match for the rest of the house.

The window finally came out, now you can walk from the house to the addition, we'll be lowering that opening to make it look more like a normal opening to another room.
